You (the Guest) have seen the description and information on Internet.
All rates and property details are subject to change without prior notice, unless the property has already been booked and confirmed by the payment of the deposit.
The confirmation becomes a binding agreement when the owner receives full payment of your rental deposit in advance.
When you make a reservation, you will receive a Rental Confirmation requesting your deposit in advance for the booking. The Rental Confirmation becomes a binding agreement when you send to us the payment of the deposit. Your sending payment in response to this Confirmation constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below.
30% (thirty percent) of your rent is due here within 10 days of booking to confirm your reservation. Failure to make this payment subjects your reservation to automatic cancellation without notice to you.
The balance due for the rent must be paid in full, in Euro's (currency) the day of your arrival; also the damage deposit and the final cleaning must be paid in full at that moment.
If you cancel more than 35 days prior to your arrival date 50% of the deposit will be refunded to you. A different agreement more favourable for the Guest maybe forthcoming if the owners can rent the villa for the same period at the same rate.
If you cancel within 35 days of your arrival date, 100% of the deposit paid will be retained.
The property is fully furnished, and equipped with linen, crockery, utensils, for a self catering rental. On your arrival you will find an inventory of the furniture. The amount of the returnable deposit, indicated on the Confirmation, must be paid in cash in full, on your arrival, and will be refunded to you on the day of your departure, provided there is no breakage, damage or missing items.
You hereby agree to pay replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding reasonable wear and tear incurring during occupation.
Whoever signs the rental agreement will be held responsible for the proper behaviour of all other guests in the party staying at the property. You as the Guest agree to take all reasonable steps to ensure that your family and other guests with you adhere to the rules and regulations affecting the property.
The property is privately owned: rearranging the furniture or removing any items from the villa is strictly prohibited.
Furthermore, you are responsible for the property during occupancy, and must lock all windows and doors securely at all times when not on the premises. You must exercise care in securing all personal property.
The owners are renting the property to family groups and responsible adults only, for the quiet enjoyment of Guests in a family atmosphere; house parties or functions such as weddings are absolutely prohibited without advance written permission from the owner.
The Guest shall vacate the villa without refund, if he/she is found to have had a wedding or any sort of group gathering for more persons than officially scheduled and paid for at the villa, without the written permission of the owner.
The admission of pets is negotiable. Pets of any kind are not allowed in or on the property's premises, without specific written permission of the owners.
Smoking is strictly prohibited inside the property. Guests may smoke on the balconies, roof terrace and in the garden only. Please do not leave your cigarette ends on the grass.
Providers or subcontractors on behalf of the owners can enter the property to perform any repairs, as necessary. The owners will make every effort to schedule such works at a time convenient to you, to respect your privacy, and not interrupt your vacation.
Guest and his family, or any people with them, shall not use or permit the use of illegal substances, inflammable fluids (e.g. gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property, or allow any of these substances onto the property.
The total number of persons allowed in the property at any one time is restricted: the highest number of Guests is indicated on the Confirmation. Should a group misrepresent themselves, they shall vacate the property without refund. Exceptions are made only for infants less than 2 years old: they are not included in the villa's total headcount.
The owners shall make every effort to keep the property and its inventory in good working order. In case of a maintenance problems, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, hot tubs, air conditioning, television or cable service, internet service, appliances, etc. It is the Guest's obligation to report any problems or damage to their property immediately to us, regardless of the hour.
The owners send a maid in for cleaning before your arrival and after your departure; only the final cleaning is at the charge of the Guest, and must be paid in advance, on the day of arrival. You will find the amount on your Rental Confirmation. The owner's family can easily arrange maid or cooking services for you as often as you wish. The fees of the services will be agreed in advance.

The property must be vacated by 10 am on the day of departure to allow for services to be carried out for incoming guests. The property for incoming guests will be ready no earlier than 4 pm on the same day.
The owners cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather.
No responsibility is accepted for loss or damage of the property, (including pets), vehicles or vehicle contents belonging to the Hirer or any member of the party during their occupancy.
The owner cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, changes imposed by re-scheduling of airlines or any other event outside our control.
